GRS | Corteq Provides Services on $86.3 Million LPM Apartment Tower in Minneapolis, Minnesota
37-Story Mixed Use High Rise is the first high-rise apartment tower to be built downtown since the 1980s
GRS | Corteq provided construction progress monitoring services for the recently completed LPM Apartment Complex in Minneapolis, MN.
The prestigious 37-story mixed-use tower, owned by Magellan Development Group, LLC, is located at 1369 Spruce Place and overlooks Loring Park—the largest park in central Minneapolis. Loring Park District is a vibrant walkable community of 8000 residents and more that 300 businesses and institutions.
The LPM Apartment Tower boasts 357 multifamily units, one floor of retail and 5 levels of parking. Tenant amenities include an indoor dog play area, a business office for tenants, a movie room, game room, fitness facility, large outdoor patio with grilling areas, an outdoor yoga space and an outdoor big-screen TV.
Recently completed, the project was recognized as a top project in 2014 by Finance and Commerce Magazine. GRS | Corteq provided pre-construction project (plan and cost) review for the approximately $86 million hard cost construction budget and progress monitoring over the project’s 28-month construction cycle.
